Scope

Greyline carried out estate improvements and roofing renewal works at Amy Johnson Court. The project involved a full programme of internal and external works to improve the safety, appearance and durability. This included internal and external decorations, repairs to balcony walkways, and resurfacing with a non-slip coating, including staircases.

During the pre-commencement survey, asbestos was identified in the soffits of the communal staircase. Soffits were removed and replaced with timber, and fascia, soffits, downpipes and gutters were also renewed. This asbestos removal was not part of the original scope of works but was addressed promptly to ensure safety.

Paving slabs around the blocks were lifted, levelled, and re-bedded, as well as new bin chamber doors being installed along with associated works. Full access scaffolding and temporary safety guardrails were installed to allow the works to be carried out safely, followed by a staged programme of improvements. Further works included repairing or replacing damaged concrete slabs, cleaning and repairing brickwork, and refurbishing communal areas with new doors, windows, and redecoration.

The existing tin roof was found to be in poor condition with multiple leaks. A complete replacement was carried out using the Proteus waterproofing system, incorporating plywood and multiple liquid-applied layers to create a robust, watertight finish. The new roof was delivered with a 30-year warranty, ensuring long-term performance.
