Scope
Greyline completed structural, roof and window works for Mountside. The project involved a comprehensive package of refurbishment and improvement works across the estate comprising of four residential low-rise blocks.
The works included full scaffolding to all elevations, phased to minimise disruption, and flat roof replacement. New windows were installed alongside lateral mains upgrades to improve electrical infrastructure.
External works comprised ground works, fencing, and handrails throughout the estate. Internally, communal decorations were completed, and emergency repairs were carried out to store cupboards that had been affected by water leaks over the years. The project also included asbestos removal in the communal area, facade repairs, and other associated works, ensuring compliance with current CDM regulations.
During the programme, ground condition issues were identified, including cracks in the brick wall. A structural engineer’s report was commissioned to design a replacement wall. Ground levelling works were carried out and new eco-drains were installed, connecting into the main drainage system to prevent future water ingress. In addition, we carried out emergency repairs to store cupboards that had been damaged by long-term water leaks. These repairs were not part of the original scope but were undertaken to improve safety, security, and usability for residents, demonstrating our commitment to going beyond contract requirements to deliver positive outcomes for the community.
During the works, two residents with autism were identified who were particularly sensitive to construction noise. Greyline worked closely with Harrow Council to implement tailored measures, including providing upgraded earplugs, instructing contractors not to start noisy works before 8am, and minimising noise levels wherever possible. These adjustments significantly improved comfort and satisfaction for the residents while allowing works to progress smoothly.
